£2m Porlock Vale House for sale

Property agency Colliers International is seeking new owners for a unique leisure investment opportunity, where Exmoor meets the sea.

Marketed at just under £2m, Porlock Vale House in Somerset is a former hotel with stables, a riding school and 23 acres of land. Currently being run as a substantial self-catering complex, the property has equestrian history and has potential as a hotel or B&B.

Porlock Vale is renowned in equestrian circles. It was the training ground for the 1952 British Olympic equestrian team who went on to win gold in Helsinki. For the next 35 years, it was one of the pre-eminent equestrian training centres in Britain. Up until 2008, the property was run as an award-winning hotel generating an annual turnover of £500,000 with a British Horse Society-approved riding centre. The owners then changed direction, letting the main house for self-catering as a ‘big house venue’ and there are two self-catering flats and a cottage, with the land and stables being retained for private use.

Porlock Vale House was built in 1904 and believed to have been a hunting lodge for Thomas Cook. With dramatic unspoilt views, the main house features 15 en suite bedrooms, wonderful lounge and dining room, a games room, wood-panelled bar and wine store, dramatic Hall retaining original features with a sweeping staircase and covered veranda on the terrace.

Separate to the main house is a first class three-bedroom home for the property’s owners, converted from part of the Edwardian stables. It has its own landscaped garden and views.

The equestrian offering includes the Edwardian stables which form one side of a cobbled courtyard, two additional stable yards and a large indoor school with viewing gallery. There is also a workshop with a tack and feed room, hay barn and log storage.
